Campbell Heights Business Park, located in the southeastern part of Surrey, British Columbia, is a burgeoning hub
for industrial and business activities. Spanning approximately 1,900 acres, this park is strategically positioned
to capitalize on the region's growth and connectivity. It offers green field development and large footprint
opportunities, which are scarce in the Metro Vancouver area. The park's design caters to light impact industrial uses,

properties and is situated on a plateau at elevations between 40 and 50 metres above the surrounding plains.
The neighborhood surrounding Campbell Heights is characterized by its picturesque views of mountains, parks,
golf courses, and Latimer Lake, contributing to a highly livable region. The local area plan for Campbell Heights was
approved by the Surrey City Council in 2000 and has been developing ever since to provide employment opportunities for
a growing workforce. The plan area designates land uses for the broader industrial and business park area, generally
located east of 184 Street, south of 44 Avenue, and west of 196 Street, along the border of the Township of Langley.
Transportation routes are a key advantage for businesses operating in Campbell Heights. The park is just 5 minutes away
from the US border at the Pacific Border crossing via Highway 15, providing easy access to international markets.
It is also 15 minutes from the Trans Canada Highway 1, and Highway 99 offers direct access to Vancouver International Airport
and downtown Vancouver. The South Fraser Perimeter Road, a significant infrastructure project, enhances connectivity to
Asia Pacific markets through the Fraser Surrey Docks, which accommodates Panamax deep-sea vessels.

pbsTools
pbsTools is the DBA name of 0917702 BC Ltd., a small custom application development shop specializing in niche applications primarily focused on the real estate industry back-end operations.
The Campbell Heights Virtual Magazine came about when pbsTools was looking for a small commercial space to expend into and discovered just how difficult that search could be.
The big guys just aren't interested in small or sub-let spaces. The boards tend to be complex and expensive.
craigslist ... once the de-facto place to go has become so cluttered with ads and clickbait as to be almost unusable.
Enter pbsTools! There are, at the time of this writing, almost 400 businesses in the park!
But what we found, when we started our research, is that there is no real apparent, central directory for the park.
Campbell Heights, as an industrial park, is a child of the City of Surrey. While there are several key developers in the park, there are any number of small developers or single purpose built facilities.
We decided that there was an opportunity to serve several purposes in the park:
- The Directory - A simple listing of all the bsinesses in the park with a basic search fuction and links, where we can find them, to web pages or social media.
- The Space Exchange - Do you need to sub-let some small office or warehouse space? Do you have aboard room you would like to book out occationally?
This is how the Vitual Magazine started! (and yes, we are still looking for that small office sub-let!).
- The Job Board - You won't hire you next CEO or cheif operating officer here. BUT if you are looking for casual labor, warehouse or yard help, drivers etc. start here
- The Market Place - Stuff! Office or warehouse equipment, furntiure, or just stuff you don't want to trip over anymore!
Our Promise to you - the site will be constantly moderated. That is, we will be watching to make sure that the bots and clickbait ads are kept to a mininum, or, by preference
eliminated completely. Postings on the business park boards will be for business park needs!
How much? Sort of free. Access to the Virtual Magazine, the market boards and postings will always be free and available to anyone who wants to look. Contact information
will always be free and available with basic securtity (to avoid those same bots) but at no cost.
Where we hope to pay for this service, and for the on-going moderating, is through membership at a business level.
In the next 6 months will will be making our way around the park to meet businesses, explain whats going on, and leaving instruction on how to sign in to the Virtual Magazine
to create and edit postings, your company infomation etc.
After that we are looking at a token charge of $25 per month, per business. There will be no limit to the number of employees, administrators or just friends
you then give access to.
Our goal is only to pay for the work it requires to keep the site up, running efficiently, and moderating the boards, to avoid what has happened so often to the craigslists
a marketplaces of the world!
